Tenant Identity & Intent: What We Collect and Why

Last updated 12 July 2026

Why we ask

Owners on SpotGhar host visits from people they have never met. Before you can take serious actions (booking a visit, expressing interest in finalizing), we ask you to confirm who you are and what you are looking for. This is what keeps owner attention on serious tenants, and it is why owners take your interest seriously.

What we collect

  • Identity: your name, photos of the front and back of a government ID, and a quick selfie so our reviewer can match your face to the ID.
  • Intent: your budget range, move-in timeline, household type, and contact details.

How review works

  • A human at SpotGhar reviews your submission. Nothing is approved automatically.
  • To keep review fast, a secure automated system reads the printed details on your ID and shows them to the reviewer next to your photos. It assists the reviewer; it never decides.
  • The reviewer can approve it, decline it, or ask you to resubmit. If we ask you to resubmit (for example, a blurry photo), you will see the reason and can simply upload again.

How it is used and protected

  • Your ID photos and selfie are used only to confirm you are who you say you are. They are stored privately and are visible only to SpotGhar admins during review. They are never shown publicly or to other users.
  • Owners see your name, your stated intent (budget, timeline, household type), and that your identity has been reviewed. They never see your ID document or selfie.
  • Verification never shares your contact details. Contact information moves only through the steps you take yourself, such as booking a visit.
  • We do not sell your data or use it for advertising.
  • Full details are in the Privacy Policy. To have your data corrected or deleted, email hello@spotghar.com.

What we never ask for

SpotGhar never asks tenants for payment, deposits, or OTPs. If anyone asks you to pay SpotGhar as a tenant, it is not us. Report it to hello@spotghar.com.
